NAR Celebrates Fiar Housing Month

Every April, REALTORS across the country recognize Fair Housing Month, commemorating the passage of the Fair Housing Act of 1968. The landmark legislation established protections against housing discrimination and affirmed that no one should be denied housing based on factors such as race, color, religion, national origin, sex, disability, or familial status. More than half a century later, the principles behind the law remain essential to ensuring equal housing opportunity in the United States.

Fair Housing Month serves as an opportunity for REALTORS to reflect on their role in promoting equal housing opportunity. According to the National Association of REALTORS, (NAR) discrimination hurts all sides of a home transaction, emphasizing that fair housing protections benefit buyers, sellers, and communities alike. April highlights the continued effort to ensure Americans can “rent, buy and live in housing free from discrimination,” while raising awareness of housing rights and fair housing enforcement, says Florida REALTORS.

While the law established critical protections decades ago, REALTORS remain on the front lines of ensuring fair housing practices are upheld in every transaction. REALTORS are often leaders in their communities and can play a role in advancing housing equity. Fair Housing Month is an opportunity for REALTORS to highlight these efforts and demonstrate the industry’s commitment to fair and open housing markets.

Why Fair Housing Matters

Housing discrimination not only harms individuals but also distorts the housing market and limits access to homeownership opportunities for qualified buyers. Industry leaders emphasize that strong fair housing practices help create thriving communities and ensure a healthy real estate marketplace.

Even with legal protections in place, barriers still exist. That’s why REALTORS play a critical role in ensuring equal treatment and advocating for inclusive housing practices in their communities.

Ways REALTORS Can Combat Housing Discrimination

1. Provide Equal Professional Service

One of the most important responsibilities REALTORS have is ensuring that every client receives the same level of professional service.

NAR emphasizes that members are obligated through the REALTOR Code of Ethics to “provide equal professional services to all consumers.”

This means REALTORS must present all properties that meet a client’s criteria, avoid steering buyers toward or away from certain neighborhoods, and ensure decisions are based solely on legitimate housing factors, not personal characteristics.

2. Be Aware of Unconscious Bias

Even well-intentioned professionals may have unconscious biases that influence how they communicate with clients or present housing options. NAR’s Fair Housing Action Plan focuses on Accountability, Culture Change, and Training to help REALTORS recognize and override these biases.

Taking time to reflect on personal assumptions and relying on objective criteria when assisting clients can help prevent discriminatory practices. Courses like NAR’s Bias Override are offered at NEFAR and can help you combat these biases within yourself.

3. Use Inclusive Marketing and Communication

Marketing language and imagery should communicate that everyone is welcome. Advertising that suggests a preference for certain groups, even unintentionally, can raise fair housing concerns.

Florida Realtors notes that using Equal Housing Opportunity messaging and inclusive advertising helps demonstrate a commitment to fair housing and may reduce perceptions of discrimination.

Clear, inclusive messaging not only protects REALTORS legally but also strengthens trust with clients.
