Healthy Marketplace

realMLS has an updated MLS policy to give sellers and their listing agents more choices when marketing a property—while continuing to support fair housing by ensuring equal access to property information. As of October 1, the new Seller Controlled Marketing Disclosure form replaces both the Coming Soon Listing Addendum and the Seller’s Waiver of Entry Into the NEFMLS Addendum. Learn more at realmls.com/seller-controlled-marketing. The new Seller Controlled Marketing Disclosure form must now be used in place of the old forms, which are no longer accepted by realMLS. Listings may now be entered into the MLS within 3 days (previously 24 hours) of the effective date or final signatures, and if a listing is entered within this timeframe, the disclosure form is not required. In addition, the Broker Distribution tab in Flexmls has been updated to provide more listing distribution choices during input; however, no changes are needed if a listing should be distributed to all available options, as the default settings remain in place.

realMLS E.A.T.S. is back on Thursday, October 30! Doors open at 1:30 PM with the session starting at 2:00 PM — and yes, ice cream is included. Important: Make Sure to Use NEW Form

If your seller chooses to withhold their listing from the MLS, please use the NEW Seller Controlled Marketing Disclosure form. This form replaces both the Coming Soon Listing Addendum and the Seller’s Waiver of Entry Into the NEFMLS Addendum, streamlining the process for documenting seller choices. The new form ensures your sellers are making informed decisions about how their listing is marketed. IMPORTANT: This form is not needed if the listing will be entered into the MLS within 3 days (previously 24 hours) of the effective date or final signatures.
