Compensation vs. Concessions
As we enter the spring market, realMLS reminds customers that offers of compensation to agents—including bonuses, gifts, or incentives—cannot be communicated within the MLS or through any MLS-provided tools or showing services. Offers of compensation are prohibited anywhere in the MLS, including the Private Remarks field.
Per realMLS Rules & Regulations Section 5, compensation details must remain off the MLS, including any MLS-provided platforms or tools. Seller concessions, such as credits toward closing costs, may be communicated in the MLS; however, they cannot be tied to payment to a buyer broker. For questions, please contact support@realmls.com.

Tip: Watch for Fraud Red Flags
While most transactions go smoothly, agents should stay alert for potential fraud. Red flags may include sellers or buyers claiming to be out of town, rushing to sell vacant properties, limiting communication to text or email, avoiding phone or in-person meetings, or introducing cryptocurrency to create confusion.
Protect yourself by using FOREWARN and treating missing or inconsistent results as a warning sign, requesting face-to-face or verified virtual meetings, and always generating your own secure Zoom link. If you encounter suspicious activity, report it to your local sheriff’s department—early reporting helps protect you and the wider real estate community.
