Healthy Marketplace NAR MLS Policy Changes Effective January 1, 2026
At the 2025 NAR NXT Governance Meetings, NAR approved updates to 18 MLS Policy Statements to modernize long-standing rules. One of the most notable updates involves policies related to Association Membership as a Prerequisite to MLS Participation.
realMLS has offered MLS access to those choosing not to be REALTORS® since the early 1990s. At the same time, REALTOR® members receive valuable benefits through NEFAR, Florida Realtors, and NAR, including access to Supra lockboxes, FormSimplicity, and RPR.
Many of NAR’s newly updated policies align with practices realMLS has followed for years, including independent leadership, local onboarding requirements for all customers, comprehensive IDX access, and a data integrity policy built specifically for our marketplace.

Housekeeping Tip: Understanding Off-Market Statuses & Listing Options
As the new year brings fresh listings and opportunities, it’s important to understand how off-market statuses work in realMLS and how they impact paperwork and Days on Market (DOM).
· Withdrawn: Temporarily removes a listing from the market; no showings or marketing allowed. DOM does not accumulate.
· Expired: The listing agreement has ended.
· Cancelled: The seller and broker terminate the agreement before expiration.
A property must be in an Expired or Cancelled status for more than 30 days to reset DOM. Entering a listing as “new” triggers a New Listing banner and requires a new listing agreement unless the property was not previously marketed under that agreement.
